Watch this space.

If you see an ad anywhere else but DC Craigslist, it is likely a scam.

Look for the crooked tree.

Located on a quiet tree-lined street on Capitol Hill, this federal style 4-unit apartment building was designed by infamous DC architect Matthew Giles Lepley in 1925. It retains much of its period details while incorporating many modern amenities.

Each apartment has:

its own washer dryer

2 or 3 large closets

central air conditioning

hardwood floors

fireplace (decorative)

eat-in kitchen

table-sized rear balcony

All tenants have full use of the rear yard with picnic table to enjoy an outdoor meal/drinks or to entertain friends. Green thumb?  Each tenant has their own garden plot to grow their own vegetables...good for the environment and a rarity for rentals. (Landlord provides all garden tools.)

The building is only 3 blocks from Metro (Stadium/Armory - Orange, Blue and Silver lines).  The entrance is at A and 19th Streets.

Easy off street parking  - there is usually a spot on the block.

We are SOLAR! -See below.

What tenants have to say:

 From a tenant (2021)-

"I'd definitely say the neighborhood is quiet. It is safe if you're smart and stay alert. It's a city, so I never walk alone in the dark from the metro after 8:30 pm. But that may just be how I personally feel as a short female. The building is definitely quiet."

 From a tenant (2022)-

"I've lived in Apt #3 for the past four years -- the apartment was perfect for my needs. Including (but not limited to) hosting friends for dinner, backyard birthday parties during the pandemic, morning coffee on the balcony, tons of sunlight for my (many) plants, and even had the space I needed to work from home. Mr A always was great with scheduling regular maintenance and responsive to any concerns. My rent was reasonable and did not increase during my stay. Other tenants are quiet, street parking is easy, and it's only a short walk to the metro."

 From a tenant (2018)-

"I have thoroughly enjoyed my year in this apartment and have nothing but positive things to say about the space. The apartment is fairly priced, but I have decided to move to ... for ... reasons.

I want to thank you for what's been a terrific experience in this apartment. The building is welcoming and safe and the apartment is everything I could ask for in a 1-bedroom. When I moved in I was eager to have a space of my own and this apartment was exactly what I needed. Truthfully I'm disappointed to be leaving, but it is the right move for me at this time.

Please let me know how and when my assistance is needed as you search for prospective tenants...."

116 is now SOLAR!

This is the ONLY apartment building in DC where tenants are directly connected to their own dedicated solar panels.  (1/4 of the panels shown at left will be yours.) While you will still be responsible for electricity,  your electric bills will be reduced by the amount of clean free energy your panels produces.  And if you use less electricity than your solar array produces in a month, you will get a credit from PEPCO.  Installation was completed March 1, 2024. Contact Greg for more details.
